Join the 1,000+ agents who have saved over $97 MILLION since 2012. No splits or caps. No monthly fees. Just a simple flat broker transaction fee — you only pay when you get paid.
Sound Familiar?
Every month, thousands of Texas agents hand over a portion of their commissions to a franchise brokerage that provides little more than a name on a sign. You do the work. You find the clients. You close the deals. Yet a significant share of your earnings goes elsewhere.
Franchise brokerages charge $50–$200+ per month just to keep your license active — whether you close a deal or not.
A 70/30 or 80/20 split sounds small until you calculate what you've given away over a year. The numbers are staggering.
Franchise agreements often restrict how you market yourself, what tools you use, and how you build your personal brand.

Our Realtor agent sponsorship starts at $399/year and our Non-Realtor agent sponsorship is also available at a competitive annual rate. There are no monthly fees — you pay once per year. You keep 100% of your commission rate on every deal, and we charge a simple flat broker transaction fee per closed transaction. Transaction fee details are provided in your Independent Contractor Agreement.
No. Joining a Realtor board or MLS is entirely optional. You can be sponsored as a licensed Texas real estate agent without any board or MLS membership. This is one of the key benefits of our sponsorship model.

Yes. As a sponsored agent, you can market yourself under your own personal brand. You simply need to include the required TREC brokerage disclosure on your marketing materials, which we will guide you through.
Errors and Omissions (E&O) insurance is professional liability coverage for real estate agents. It is required for all sponsored agents. We can provide guidance on obtaining E&O coverage as part of your onboarding process.
Yes — and this is a freedom most franchise and cloud brokerages do not offer. Texas Broker Sponsor™ permits agents to buy, sell, lease, or represent family members, friends, and close business associates, subject to prior broker approval and a signed addendum. These are classified as non-standard transactions, and additional broker fees apply. Agents are required to carry their own E&O insurance coverage for these deal types, as our brokerage E&O policy does not extend to personal or affiliated transactions. Contact us before commencing any such transaction to ensure all required documentation is in place prior to closing.
Non-standard transactions include high-value residential sales or purchases, relocation and luxury lease deals, transactions involving waived, credited, or rebated commissions, and personal or affiliated transactions where the agent has a direct interest in the deal. Non-standard transactions require prior broker notification and, in some cases, express written broker approval before proceeding. Full details are provided in your Independent Contractor Agreement and Broker Pricing Sheet Addendum.
Commercial and portfolio transactions are handled separately from our standard residential sponsorship program and require prior broker consultation and express written approval before any work commences. These deal types carry different liability, complexity, and oversight requirements. Contact us directly to discuss your specific transaction before proceeding.
Ready to Make the Move?
— Your license. Your business. Your legacy.
Not Licensed Yet? Start Here.
You do not need an active license to start the conversation. Many of our agents come to us before they pass their exam — so they have a sponsor lined up and ready the moment TREC activates their license.
Texas requires every licensed real estate agent to be sponsored by a Designated Broker before they can conduct any real estate business. Without a sponsor, your license is inactive — you cannot show properties, write contracts, or earn a commission. TBS makes the activation process fast, simple, and affordable.

LLC & Corporate Brokerage Enterprise Sponsorship
— The most powerful sponsorship structure in Texas real estate.
What Most Agents Never Learn
Texas law allows a state or foreign corporation, LLC, or other business entity to obtain its own real estate brokerage license. As the owner-operator, you run your own licensed firm — Texas Broker Sponsor™ appoints the designated broker. This is the most powerful sponsorship structure available, and it is not taught in real estate school.
Serving domestic & foreign corporations in Texas
The Power of Independent Sponsorship
"Since 2012, over 1,000 agents have partnered with us, keeping over $97 MILLION of their commission rate out of the hands of Big Box and Corporate Cloud brokers — and into their own bank accounts."
— Ron L. Miranda, CEO & Designated Broker, Texas Broker Sponsor™
No desk fees, no franchise fees, no hidden tech fees. If you don't close, you don't pay us a dime.
We never take a percentage of your commission. You keep your full commission rate on standard deals — a flat broker transaction fee applies per closed transaction.
Stop starting over at 80/20 every January to earn 100%. You earn 100% commissions at maximum profitability from Day 1, Deal 1 with us.
"At a Classic Big-Box or Corporate Cloud brokerage, you start the year at a 80/20 or lower split until you pay them $12,000–$20,000 to hit your 'CAP', then you must re-qualify every year. With us, there is no splits, no monthly fees, and no yearly caps. A simple flat broker transaction fee applies per closed deal. You only pay when you get paid."
— Ron L. Miranda, CEO
