But Texas law and TREC regulations actually recognize six distinct types of broker sponsorship, each designed for a different business structure, audience, and goal.

Understanding the difference between individual agent sponsorship, LLC brokerage sponsorship, property management sponsorship, and foreign entity sponsorship is not just an academic exercise. It is the foundation of how you structure your real estate business, protect your income, and build long-term equity — rather than simply renting access to a broker's license for the rest of your career.

TYPE 1TREC Rule 535.2

Individual Agent Sponsorship

The most common type — a licensed sales agent sponsored under a broker

WHO THIS IS FOR

Licensed sales agents (active or inactive) who need a sponsoring broker to practice real estate in Texas

HOW IT WORKS

The agent holds a TREC Sales Agent license. A licensed Texas broker agrees to sponsor (supervise) the agent. The agent's license is associated with the broker in the TREC system.

Active TREC Sales Agent license
No active disciplinary actions or unresolved criminal matters
Signed Independent Contractor Agreement with the sponsoring broker
E&O insurance (provided by broker or purchased separately)

LLC / Corporate Brokerage Sponsorship

Own your brokerage — the most powerful model most agents don't know exists

WHO THIS IS FOR

Agents who have formed (or want to form) a Texas LLC or corporation and want it licensed as a real estate brokerage entity

HOW IT WORKS

The agent's LLC or corporation applies for a TREC Broker License. A licensed Texas broker is appointed as the Designated Broker for the entity. The LLC/Corp is then licensed to conduct real estate business in Texas under the Designated Broker's supervision.

Registered Texas LLC or corporation (or foreign entity registered in Texas)
TREC Broker License application for the entity
Appointment of a Designated Broker (provided by TBS)

TYPE 3TREC Rule 535.4 / Texas Property Code §92

Property Management Company Sponsorship

For PM companies that need a licensed broker to legally manage properties in Texas

WHO THIS IS FOR

Property management companies, HOA management firms, and apartment locators that collect rent, negotiate leases, or manage properties on behalf of owners in Texas

HOW IT WORKS

Under Texas law, property management activities require a real estate broker license. A PM company can operate under a sponsoring broker's license or obtain its own entity license with a Designated Broker. TBS provides both pathways.

TYPE 4TREC Rule 535.2 (same license, commercial focus)

Commercial Real Estate Sponsorship

For agents and entities specializing in commercial, industrial, or investment transactions

WHO THIS IS FOR

Agents who specialize in commercial sales, leasing, industrial, retail, office, multifamily, or land transactions in Texas

HOW IT WORKS

Commercial agents hold the same TREC Sales Agent or Broker license as residential agents. The sponsoring broker must be familiar with commercial transaction requirements, TREC commercial contract forms, and the unique compliance needs of commercial deals.

Sponsoring broker with commercial transaction experience
Commercial-specific E&O coverage (standard E&O may have exclusions)
Signed Independent Contractor or Sponsorship Agreement

TYPE 5TREC Rule 535.2 + Texas Occupations Code §55 (military licensing provisions)

Military & VA Specialist Sponsorship

For active-duty, veterans, and military spouses entering or continuing real estate in Texas

WHO THIS IS FOR

Active-duty military members, veterans, reservists, and military spouses who hold or are pursuing a TREC Sales Agent license in Texas

HOW IT WORKS

Texas law provides expedited licensing pathways for military members and their spouses under Texas Occupations Code §55. TBS sponsors military-connected agents under the same flat-fee model with no additional requirements beyond standard TREC licensing.

Out-of-State / Foreign Entity Sponsorship

For companies licensed in other states that want to operate legally in Texas

WHO THIS IS FOR

Property management companies, real estate brokerages, and investment firms licensed in other states (California, Arizona, Florida, Colorado, etc.) that want to conduct real estate business in Texas

HOW IT WORKS

Out-of-state entities must register as a foreign entity with the Texas Secretary of State and obtain a TREC Broker License for the entity. A Texas-licensed Designated Broker must be appointed. TBS provides the Designated Broker and compliance framework for foreign entities entering Texas.
